Here are some practical tips that we believe will help make your home buying process a little easier.

• Before viewing any homes make a list of what your needs are in a home; then make another list of what you wish to have in your new home. Share this information with your Realtor - it will help them in their search for the home that meets your criteria.
  
• Get pre-approved for the purchase. This takes very little time and is of great value. Our Tradition Mortgage Team is happy to honor these pre-approval requests at no cost! How much house can you afford? It is important to know this before you begin your search.
  
• Once you've made the commitment to begin the home buying process you need to be prepared to preview a new property quickly. There is an old adage in the real estate business that says, "The house you looked at today and want to think about tonight... may be the house someone looked at yesterday and decided to buy today!"
  
• You've found your dream home - your mortgage is approved, the closing is scheduled; don't forget to ask about title insurance. There are 2 kinds of title insurance: a lender's policy and an owner's policy. Each policy has coverage that is distinct and very different from the other. Title insurance is often a topic that gets "overlooked" until the closing. A brief conversation about title insurance at this time will alleviate any confusion at the closing. Be sure to speak with your Tradition Realtor about title insurance, or the experts at Tradition Mortgage or Title by Tradition.
  
• At some point during your new purchase most people will have an inspection done on the home. Be sure this inspection is done by a licensed home inspector and is referred to you by a trusted source (in most cases your Realtor). Many home buying decisions are based upon this home inspection. It needs to be comprehensive and performed by a professional.
